The Broadview Community Access Homebuyer Mortgage Program is an Affordable Lending program created with the specific purpose of helping valued community members buy a primary residence.

Community Access Affordable Loan Program Highlights

Highlights of this program include the most secure and attractive features of our other community programs with more flexibility and room for exceptions when needed.

  • Fixed Origination Fee – The maximum lender origination is limited to 1% of the loan amount.
  • Fixed Maximum Lender Fee of $350.00. You will not be charged underwriting, processing or any other junk fees typically associated with home loans
  • WYSIWYG Rate Sheets – “What you see is what you get” – You can access interest rates online in real time to see exactly what your interest rate will be. We eliminate the guessing game that many lenders play when they advertise interest rates without fully disclosing discount points or other “catches” that could result you being surprised at some point in the process.
  • One time FREE Float Down – If interest rates drop while you are in escrow and after your initial rate lock, you have the ability to drop the interest rate and receive the lower rate at no cost.
  • Low Down Payment – This loan program is based on an FHA loan program and allows for only 3.5% down payment.
  • Minimum Credit Score requirement is 620. Unlike other community lending programs, there are no additional costs or penalties for having a credit score under 740.
  • 30 Year Fixed Rate Mortgage – Currently, the community access program is limited to a safe, secure fully amortized 30 year fixed rate mortgage loan.
  • No first time homebuyer requirement – Cannot own any other primary residence at time of purchase.
  • Income Limits of $125,000 for single filing taxpayers / $250,000 for joint filing taxpayers (exceptions may apply)
  • Maximum Loan Amount – $417,000

Fast Approval and Closing Times

We are the direct lender for this loan program which means that we control the costs, we control the underwriting, we control the processing, we control the closing time.

You can expect your loan to close in 30 days or less. Although many challenges can happen during the home buying process that can delay your purchase, we guarantee that the loan approval will not be one of them.

*The BMC Community Access Program is a 30 year fixed rate first mortgage loan.  The maximum lender costs are limited to 1% origination and $350 fee.  APR is subject to estimates of third party closing costs such as title and escrow and loan amount.  Rates are subject to change at any time due with market conditions.  A good faith estimate will be provided within 72 hours of loan application disclosing rate at time of application and APR based on estimated third party fees and loan amount.

I am currently a school district employee and a member of CalPERS. I would like more information regarding the Community Access Affordable Loan Program. I am hoping I might qualify for this program to purchase a home. Do I need to call to make an appointment to speak with someone in your office?
